Suburbia :: Downtown Jebel Ali, Dubai
LOCATION! LOCATION! LOCATION!If you understand that location is key then Suburbia is the property for you. Suburbia is located right in the Jebel Ali Free Zone; it is within 15 minutes of the New Dubai World Central International Airport and is just off Shaikh Zayed Road.
Jebel Ali Free Zone Suburbia is located in the area known as downtown Jebel Ali which is part of the Jebel Ali Free Zone. The Jebel Ali Free Zone is considered a dream come true for traders who sell products in the Persian Gulf and South Asia. Foreign companies can use Dubai as a distribution or manufacturing base without having to pay import duties or form partnerships with local companies in the United Arab Emirates. In Jebel Ali, a foreign-owned business essentially operates as an "offshore" concern.
Outside the Jebel Ali Free Zone, commercial law in the United Arab Emirates requires foreigners to go into business with local U.A.E. firms or sponsors who are entitled to own at least 51 percent of the business and its profits. But inside Jebel Ali, these rules do not apply. Foreign companies are free to trade, manufacture and form joint ventures as they wish.
The Jebel Ali Free Zone is linked to the Dubai World Central International Airport via an express rail system and ultimately will be serviced by the Dubai Light Railway Network known as the Dubai Metro which is within walking distance. The NEW Dubai World Central International Airport:
The location of Suburbia is within 15 minutes of the new Airport via the Dubai Metro and by car. This new Airport will be 10 times the size of the current Dubai International Airport and Dubai Cargo Village combined! Its passenger capacity of over 120 million passengers a year can be judged in context alongside the world's busiest airport, Atlanta - USA, which in 2004, (latest figures available), handled 83.5 million passengers.
The airport will have six parallel runways and a 92 metre high control tower which will be the highest in the Middle East. The 'flower concept' icon design of the Tower will create an aviation landmark for the region. The control tower will be fully equipped with the latest in avionics and navigational aids. Control tower construction will begin in October 2007. There will be three terminals in all. Two luxurious terminals - the first dedicated to the services of airlines within the Emirates Group, the second catering to other regional and international carriers.
A third, highly functional terminal is earmarked for low cost charter airlines. There will also be dedicated facilities for executive jet operators.
The airport will also boast hotels, shopping malls, support facilities and state-of-the-art maintenance facilities which will create a regional maintenance hub.
Shaikh Zayed Road Suburbia is located just off Shaikh Zayed Road which is the most important highways in the Dubai. It meets all the main roads such as Al Ain Road, Hatta Road, Emirates Road, Jebel Ali-Lehbab Road and other arterial and main roads.
