The Developer

Three Leaf Developments, LLC. (A wholly owned subsidiary of Irish company, Swan Estates Ltd) are responsible for the development, management and marketing of the project. The company work closely with Harrington Construction, Inc., the contractor and project manager, on all aspects of the project.

Harrington ConstructionHarrington Construction Co. Inc. one of the leading multi-family home builders in South Carolina, has been awarded the contract to construct Tullamore Lakes. Commenting on this appointment, Tom Byrne, Construction Director of Three Leaf Developments, said "we are delighted to have secured the services of Harrington Construction. We know and admire their high quality work throughout the Grand Strand area and have been keen to obtain them for our project for some time."

Harrington has been the builder of choice for many Myrtle Beach based developers for over 30 years and its reputation for high quality construction was further enhanced by its involvement on the fabulous 2,200 acre Grande Dunes community, considered to be the most prestigious address on the East Coast. Harrington did much of the work here including the acclaimed Villa Firenza as well as both the Grande Dunes Golf Club House and the very impressive Corporate HQ and Sales Centre.

Based on its recent experience of building more than 800 two and three bed condominiums in Myrtlewood, and its environmentally friendly, "green building" for Beach First Bank in Myrtle Beach, Harrington has recommended some upgrades to the building methods and materials for Tullamore Lakes. "Our design team has worked closely with the Harrington people on the detailed specification and we are extremely pleased with the improvements they have suggested" according to Tom Byrne. "We had to wait a little to get a construction slot with Harrington, but we are satisfied that we will have an even better finished product now that they have come on board. We are sure it was worth the wait."

Commenting on the development Stephen O'Neill of local real estate agents Burroughs and Chapin said "the really good news is that the buyers are going to get an even better home, but Three Leaf have kept their prices fixed."

Steven Byrne - Managing Director
Steven is in charge of the overall strategy for the company. A qualified architect he founded and managed Steven Byrne Architects Ltd, a private architectural practice which was engaged in Irish development projects.

He has also been principal of numerous residential projects in Dublin, Ireland including condominium complexes of between 50 and 250 units, hotels, offices and housing schemes.

Steven has a number of smaller Irish projects in various stages of planning and development.

Ray Skelly - Chief Executive Officer
Ray is CEO of Three Leaf Developments and responsible for the formulation and implementation of strategy to ensure the successful development of the project. Ray is a Chartered Accountant (the European equivalent of a CPA) with extensive experience at a senior management level in a number of multinational corporations.

Prior to joining Three Leaf he was Managing Director of Barlo Radiators and a director of Barlo Group plc, a building materials group which was quoted on both the London and Dublin stock exchanges until taken private by a large European conglomerate.

Lee Healion - Finance Director
Lee has extensive business interests and is Irelands' largest importer and distributor of windows and doors from Scandinavia.

He is currently managing director and sole shareholder of www.carlson.ie and finance director and majority shareholder of www.dansk.ie with group turnover of €20M to €25M ($25M to $30M) PA.

Lee is also involved in Colt Properties Ltd as a consultant and shareholder.

Tom Byrne - Technical Director
Tom, a qualified civil/structural engineer, is involved in all technical issues in the project. He has substantial real estate experience including condominium and other residential complexes, hotels and resorts.

Recent experience includes:
Hocroft Developments, responsible for site acquisition, design team formation, management of design and construction teams for various types of residential schemes, golf projects and commercial developments,(hotels, bars and restaurants) in Ireland.

He is also technical director in Colt Properties Ltd - main project being El Cortijo Grande Resort in southern Spain.
